We manage 32 units across 7 properties, for three owners and in two currencies. Knowing who had paid and which lease was expiring used to be a chore every single month. Now I see it on one screen, with the receipt next to each payment, and my team works from the same information I do.

100% occupancy: there are fewer tenants than units because several rent more than one unit, across more than one property.

Did unit 7 pay yet? Who talked to them? When does unit 4's lease expire?

Those questions arrive together, and the answer is scattered across your assistant's phone, your accountant's email, and the owner's folder. Searching is not managing.

Everything is tied to something. That's why nothing gets lost.

It's the natural order of the business and the order Inquili-Flow stores things in: when you look up a payment, you already know which lease, unit, property, and owner it belongs to.

  2. PropertyHas units

What it does for you every day.

A tenant can have many leases. You see them in a single profile.

A pharmacy with three units in two properties owned by different people is still one tenant: leases, units, installments, receipts, documents, and every follow-up your team has made.

A tenant's 360 profile: identity, balance per currency, and upcoming renewals

Every payment comes with its proof.

The tenant reports “I paid” with the proof from their portal. Your team confirms, the receipt goes into the file, and the balance updates. A partial payment stays partial until it's settled.

Renewals are flagged ahead of time. You choose how far ahead.

One notice period for the whole company: it applies to leases, permits, insurance policies, and IDs. Every notice says which document, for which tenant, in which unit, and in which property.

  • Lease expires in 21 daysFarmacia San Rafael, Plaza Morazán, Unit 4

  • Operating permit expires in 28 daysSalón Marisol, Plaza Sula, Unit 7
  • Operating permit expires in 58 daysCafé Aromas, Plaza Morazán, Unit 12

Late payments flag themselves. Your team decides what to do.

Once the due date and the grace days have passed, the installment goes overdue without anyone having to remember. Every call and every payment promise is logged with a date and an owner.

What people ask before getting started.

How much does Inquili-Flow cost?

From $19 a month. There are three plans by portfolio size: Inquili-Chill $19 (up to 10 units), Inquili-Pro $45 (up to 50), and Inquili-Flow $95 (up to 150, expandable). You're billed only for active units; tenants, leases, payments, and alerts have no limit on any plan. The 14-day trial includes everything in Inquili-Pro and asks for no card.

Which currencies does it handle? Does it work outside Honduras?

Yes. Inquili-Flow was born in Honduras and is built for the whole region: each company picks up to two currencies from the catalog (lempiras, US dollars, quetzales, córdobas, colones, Mexican pesos, or Dominican pesos) and never mixes them. Each payment's currency is set by the lease, and totals, indicators, and charts live separately per currency. Tax and grace days are configured per company, and every user works in Spanish or English.

How does it warn me about renewals?

You choose a notice period for your company: 30, 60, 90, or 120 days. That same period applies to everything that expires: leases up for renewal, permits, insurance policies, and IDs. Each notice lands in the attention inbox with its tenant, lease, unit, and property, so the renewal gets organized in time.

Does it calculate tax and late payments on its own?

Yes. Each installment's expected amount is built from rent, maintenance, and the tax percentage you configured on the rent when the lease carries it. Once the due date and the grace days have passed, the installment is flagged overdue without anyone having to remember. A partial payment stays partial and the difference remains visible until it's settled.

Do my tenants need an account?

No. The tenant portal is optional and invitation-only, available from the Inquili-Pro plan. Each invited tenant sees only their leases, installments, and receipts, and can report “I paid” with their proof. Tenants never count as internal users or billable units.

How many people on my team can use it?

Two internal users on Inquili-Chill, five on Inquili-Pro, and unlimited on Inquili-Flow. Everyone sees exactly their part: the assistant runs day-to-day collections without seeing the global financial summary or profitability. What a role shouldn't see, it doesn't see, even if it looks for it.

What happens to my data if I stop paying?

Nothing is deleted and nothing is hidden. If the subscription lapses, you keep signing in, viewing, and downloading all your information; the only thing paused is recording new entries. Paying reactivates it instantly. Your data is never held hostage.

How do I load my current portfolio?

The Inquili-Flow plan includes assisted onboarding with the initial load of properties, units, leases, and tenants. On Inquili-Chill and Inquili-Pro you load it yourself with the app's guided setup, and the NuFlow team supports you by email or WhatsApp while you do it.

Who is behind Inquili-Flow?
